Three things that will add value to your home.

1. Kitchen area - update it, keep it new, remodeling it will add value.
2. Master Bedroom - update it, keep it new, remodeling it will add value.
3. Backyard - remodel it with neutral brushes, shrubs or tree  that will not root your sewer will add value.

All other area of the house, leave it.  Do not paint it, knock it down or add to it.  Adding to it, without the proper permits will cause you to loose more value.
