You are in your early 30s. You have a full time job that pays 80K a year.
Renting a 2BR apt for 1400 a month.

You just recently inherited $70K.

What's the best investment you can do with it?

Put it in an IRA... and keep adding more funds in the future. Watch that nest egg grow...

I'd put a down on a house and invest the rest.

But if it was me right now in the house that I'm living in and renting out my condo, I'd probably use the funds for a down on another rental property.

Like everyone mentioned, i would take some of it to put down for my rental properties and invest the rest in an ira account. Leave it there, don't touch it. Now if I wanted to be a bit playful, I would take a few thousands and play it safe in the market.

$70k is not much.  Just put it down on a new home to lower your monthly payments.  It'll save you from that $1400/month rent.
