I found a contractor.

I was looking at ceramic tiles but all the guys at the floor stores say I should go with porcelain.

Which would you go with?  Such hard decisions!  I need a partner in crime to help me decide!

My uncle who's a painter told me to go with any other color but white.  He suggested a shade of light purple, blue, or green but I said no.  I already picked out the wall color I want for my room.  I know it's a boring color, it's a shade of white called New House White.  I would have gone with a bolder color but there's not enough sunlight in the room so I needed a lighter/brighter color.  I earned myself a new nickname: vanilla.  Hahaha.

My son has good taste.  He picked Florida Sunrise, a bright and happy orangey color for his walls.  His room looks really good with two Florida Sunrise walls and two white walls.  My daughter's room is a light gray color.

What are the wall colors you have in your house?

General Discussion / HELP! What To Do With Popcorn Ceiling?

My new house was built in 1977.  It has popcorn ceiling all over the house.

I haven't had it tested for asbestos yet, but here are the things I'm undecided on:

1. Should I have it tested for asbestos and then remove the popcorn ceiling and have it skim coated and smoothed out?
2. Or, should I just spray paint a new coat of paint over the old, original popcorn ceilings?

If I spray paint over the existing popcorn ceiling, the paint will be harder to remove in the future (10+ years from now is when I plan to remove the popcorn ceiling if I don't do it now), because the extra layer of spray paint would have hardened and adhered to the ceiling and would be harder to remove.

What do you suggest I do?

I love my Hmong boys, and I'll tell you why.

Because Hmong boys eat rice like me.  They grew up on pork and zaub ntsuab soup, boiled chicken (qaib vom), and know about and have ate qaib with Hmong herbs, and other common Hmong dishes, including pepper with cilantro/onion/lime.  There is just such a comforting feeling in knowing that you have a deep connection with each other because you grew up on the same food.  I love that I can conversate in Hmong with my Hmong boys. Even if they speak English more, they still understand and can speak Hmong with me.  They know what it's like when Hmong people ua neeb and hu plig even if they and I may not practice doing those things.  They know how Hmong parties are: chaotic, crowded, lively, and filled with lots of good food.  They know how annoying "Hmong time" can be but know that it's to be expected.  They are familiar with the Hmong customs and traditions, and know how Hmong weddings and funerals are like.  They've heard of and understand what it means when people say "tsov tom" (tiger bite) and "daj ntseg" (yellow ear) and other funny Hmong phrases.

There are just so many commonalities and it's just such a nice and comforting feeling to know you share a deep level of understanding and connection because you come from the same background.

BUT, I feel that my friends and my uncle may be right.  At my age there are not a lot of options if I am wanting just a Hmong boy.  If I want a Hmong boy that is a good person who's successful and single and who's my age, they're basically saying to me "good luck."  I'm not saying that I am looking because I am not in any hurry.  I'm just saying that if a man of another race has everything that I want, except for not being Hmong, I will be so sad.  Because my heart belongs with a Hmong boy.  But I know the possibility is there that I may not end up with a Hmong boy.  And this thought makes me sad.   :'(

PHers, please PM me if you know of any good renters that are looking for a house to rent that's 12-15 minutes from Saint Paul MN.

My kids and I are moving to our new house at the end of July 2019 and my current house will be available for rent by August 1, 2019. 

Here are the fantastic features of my current house (rental property) to pass on to your friends and family who are looking for a house to rent:
1.  The split-entry house is in a GREAT and QUIET and SAFE suburban neighborhood with good schools and is 1858 sq ft.
2.  4 bedrooms and 2 baths (1 full bath with tub and 1 with shower). 
3.  The living room and family room are huge and the bedroom sizes are also very big.  The master bedroom has a walk-in closet.
4.  2-car attached garage with remote garage openers. 
5.  Nice sized deck for lounging and taking in the fresh air on a nice summer day. 
6.  Good size fenced yard. 
7.  An open concept home with a great flow.  Dining room is very big and next to a spacious kitchen.
8.  No pets allowed.
9.  The rental price in that area is between $1,600-$1,800 per month.  I would like to charge $1,650 per month with Trash and Water included in the price.

I really love my current house (rental property) and I need the renters to take good care of it.  The only reason I'm moving to a new house is because my kids and I need a fresh start in a new place.

Landlords, questions for you:

1. Do you go with Renters Warehouse to get you a tenant or do you look for a tenant on your own?
    a.  If you go with Renters Warehouse:
         i.  Do you like Renters Warehouse?  Why or why not?
         ii. Do they take care of the lease and everything for you?

    b.  If you do it yourself:
         i.  What credit score do you require your renters to have?
         ii. Do you ask that your renters mow the lawn or do you cut the grass for the renters?  Do you shovel snow or ask the renters to shovel the snow?
         iii. Do you pay for any utilities for your tenants?  Trash or water, or both?
         iv. Which is the best way to advertise your house for rent?
         v. How do you choose your renters?  What criteria do you use?  High credit score, rental history, monthly income? 
         vi. How do you check the renter's rental history? 
         vii. Are you allowed to ask renters what their monthly income is (so you know whether they can afford your place or not)?

2. Should you leave the walls in your rental white or should you update the wall paint colors to be more modern to attract renters?

3. Should you update counter tops?  Other things?

4.  Or, if things are still functional in the house, do you need to do any updating at all?  Will renters care whether your place is the most updated or not?  Will they pay more if your house is updated?

Home Improvement & Gardening / Best Way To Take Down Wallpaper

1. Bought another house that has wallpaper and been using the warm water with detergent method but is there a better, easier way to take down wallpaper?  The warm water with detergent method is so messy!  I very much hate wallpaper now!
2. After you take off the wallpaper with the warm water and detergent method, do you use a wet rag to wipe the walls since they have a bit of detergent on them?  And/or do you just wipe off the glue backing and smooth the wall with a putty knife without wiping off the detergent?
3.  Has anyone used the steamer method to take down wallpaper?  Do you recommend it or no?  I hear yes and no from people.  'No' because it could scorch the dry wall.

There are many methods.  Just wondering which methods/techniques you've found to be the best.  Please share.  Thank you.
