Title: House for Rent Near St Paul MN (Available August 2019) -- $1,650 per month

PHers, please PM me if you know of any good renters that are looking for a house to rent that's 12-15 minutes from Saint Paul MN.

My kids and I are moving to our new house at the end of July 2019 and my current house will be available for rent by August 1, 2019. 

Here are the fantastic features of my current house (rental property) to pass on to your friends and family who are looking for a house to rent:
1.  The split-entry house is in a GREAT and QUIET and SAFE suburban neighborhood with good schools and is 1858 sq ft.
2.  4 bedrooms and 2 baths (1 full bath with tub and 1 with shower). 
3.  The living room and family room are huge and the bedroom sizes are also very big.  The master bedroom has a walk-in closet.
4.  2-car attached garage with remote garage openers. 
5.  Nice sized deck for lounging and taking in the fresh air on a nice summer day. 
6.  Good size fenced yard. 
7.  An open concept home with a great flow.  Dining room is very big and next to a spacious kitchen.
8.  No pets allowed.
9.  The rental price in that area is between $1,600-$1,800 per month.  I would like to charge $1,650 per month with Trash and Water included in the price.

I really love my current house (rental property) and I need the renters to take good care of it.  The only reason I'm moving to a new house is because my kids and I need a fresh start in a new place.

What do you mean by "How much better is just another place in town?"  Do you mean Why am I moving to another place that's around the same area?  If so, the new house is a lot bigger (2,600 sq ft), has 3 bedrooms on the same level (which is what I've always wanted), and is rambler (like I always wanted) vs a split-entry like the current house.

The new house is on the SE corner and the old house is on the SE corner too but 5 minutes further south from St Paul than the new house.  LOL.   :2funny:

Lilly, that’s a great deal!  I’m sure you’re bound to find someone(s) or a family to rent/lease it.  I’ll also keep my eye out for any potential renters.   O0

Have you tried Zillow.com?

Place an ad there like I did and I got like 100 application in a short amount of time.  I had to shut the ad down, it was that crazy. 

You didn't say anything about background check fees.  Just like buying a Hmong wife.  If you can't afford the fees, you can't afford my place.

To me it's slightly better because the house is more of what I'm looking for and it's literally right next to a park (takes 45 seconds to get to); I don't have to do my morning walks/jogs for 3 minutes on the streets anymore before I get to the park.  Both the old and new corners don't have sidewalks and I hate walking on the streets for fear of getting run over.

I like that area. I like that park, too. I like especially crossing over the bridge to the other side as well.

if one is paying $1650 a month that is like buying a $359K house (estimated). 

a $359K house is very nice in itself, a person to rent at that price would probably want to buy instead.

being a manager isn't easy;
  1) you would have to be some sort of a handy man or know people who are willing to do minor repairs at a discount.  getting an electrician out to your property to switch a circuit breaker from "OFF" to "ON" cost Duma $500 and a handjob (you better know someone who has a cheaper service).  a plumber's visit just to find out what's wrong with your drain is about $80...cost for repair and manual labor is additional. 
  2) at $1650 a month does not always guarantee good tenants.  these are probably good people (employed, stable jobs and etc) but have poor credit.  Poor credit means they are bad at making payments, that is why they can't afford a home of their own.  once they settled they'll more than likely to become squatters (promising to pay a little but never the full amount...because law says if you accept even a penny for a month's rent, you can't kick them out.
  3) eviction is a court process that is a hindrance and inconvenience, when attempting to remove renters from your property.  renters never like to be evicted, they will leave your house in shambles (holes on the wall, broken glass, and full of mess).

not trying to discourage you, i just want you to rent to me, for free! ha!  :D ;D

Dang.. if you made $60k/year and 33% went to taxes, that would mean, half of what you had left went directly to rent.  That leaves you with under $20k for food, insurance, car payments, other bills, etc.  Won't be able to save anything.
