A rare private island in California is for sale for just $39,000.

This chunk of land isn’t located off the coast; it’s in the Sacramento-San Joaquin River Delta in Stockton. It’s one of a series of small islands dotting this stretch of waterway, with most remaining vacant amid the large stretches of agricultural land on shore.

The island spans 5.6 acres and offers plenty of building opportunities, though listing agent Monte Morris said any interested buyers should check with San Joaquin County first about any restrictions. He said that in the past when he’s listed islands like this, he’s had people looking to use the land for everything from campgrounds to marijuana grow sites to jet ski rental hubs. He’s also had people who dreamed of building hunting clubs or fishing destinations. It has “endless potential,” he said.

A few nearby islands have, in fact, been turned into recreation areas, campgrounds, private membership clubs and marinas.

This listing, which came to market this week, has already generated lots of interest, Morris said, including from someone who wants to build structures and rent out the island as a destination vacation rental property.

“I get a lot of people who say, ‘For $39,000, I just want to say I own an island,’” Morris said, with a laugh

The triangular piece of land is located in the White Slough area of the Delta, a popular area for fishing and bird watching. The island is only accessible by boat.

The current owner bought the land in 2007 for $17,500 and had planned to develop it but never got around to it, Morris said. He added that this type of property is “extremely rare.”

Private islands in California don’t come up for sale often, and hardly ever for prices that aren’t in the millions. Red Rock Island, the only privately owned island in San Francisco Bay, has been for sale many times, and listed most recently in 2023, for $25 million. It was pending sale in 2024; it’s unclear if the sale went through.

Point Buckler, an island that sits where the bay meets the Delta, encompasses about 50 acres and once hosted a kitesurfing club for billionaires. But after its owner was arrested and the land seized, it was bought at auction for about $3.8 million — a massive reduction from the $75 million it was advertised for in 2023.
